Measure of the structural use is in Germany a term from the public building law. He is in the building use regulation (BauNVO) and is a component of the definitions in a development plan (B-plan). By measure thereby simplifies the dimension of the building is to understand and/or its horizontal surfaces regarding the surface of the housing estate.

While an owner or an investor is interested in a greatest possible utilization of property often, a development plan limits consciously the land development possibilities around a planerisch wanted maximum size from buildings and buildings to to reach. This delimitation comes from considerations and assistance concerning town construction from appoximate values specified in the development plan, which may not be exceeded. A comparable restriction forms the delimitation of the coverable property surface, besides still restrictions exist by distance areas which can be kept.

Surface area index (GRZ)

The surface area index (BauNVO, "§19), shortened GRZ, indicates the surface portion of a property, which one may cultivate, in per cent.

Example: If the GRZ of property is 0.4, then one may cultivate 40 per cent of this surface.

Floor space index (GFZ)

The floor space index (BauNVO, "§20), shortened GFZ indicates, how highly the relationship of the entire floor area of all full projectiles of the land development on a property to the surface of property may be maximum.

It pay attention that the GFZ may be computed not from the gross surface area (short BGF) in accordance with DIN 277 (surface areas and volumes of buildings in the above ground construction), but only from the surfaces of all full projectiles in accordance with "§20 BauNVO.

Example: A property has a surface of 500 m and a GFZ of 1,0. The sum of the floor area in all buildings present at property may amount to thus likewise 500 m One could establish for example a viergeschossiges building with in each case 125 m to floor area per projectile (4 x 125 m = 500 m

If the same property would have a GFZ of 0,5, will the maximally permissible m amounted to (500 m x 0.5 = 250 m

With a GFZ of 1,2 a maximum floor area might be established by 600 m (500 m x 1.2 = 600 m

Building mass index (BMZ)

The building mass index (BauNVO, "§21), shortened (BMZ) indicates, how much cubic meters of solidium are per square meter of surface of the housing estate permissible or present. To the illustration:

  • Large BMZ: , Trade land development seals multistoried buildings
  • Small BMZ: loosens settling, populated areas

The use of the term "“mass"” for volumes is usual in the German building industry - contradicts however SI units.
