The land value designates the value of vacant and/or (fictitiously) opened property. It concerns thus the value, which property under the fiction possesses that substantial components are missing. One speaks also of the "“pure land value"” or "“if land value"” (value, which would result, if property were vacant). In accordance with "§ 13 exp. 2 WertV can be consulted for the determination of the land value apart from or in place of prices for comparison properties also suitable soil appoximate values.

Value-affecting characteristics

The land value is affected by a multiplicity by parameters:

  • Layer (location)
  • Surface (size of property in m
  • Cut (form of the property borders, portion of front country and hinterland)
  • Land register conditions
  • Loads (building loads, entries in abbott II of the land register)
  • Structural serviceability (kind and measure of the structural use, regulated in the building use regulation)
  • Development and development contributions
  • Development land reserve and division possibilities
  • Soil conditions (kind of the soil, e.g. gravel, rock or loam)
  • Topography (e.g. Hanglage)
  • Refuse dumps
  • Monument protection
  • Mountain damage renouncement
  • Influences relating to market conditions
